Purple Bricks
Anybody had any experience with these cunts?

Estate agent is mugging us off with the value so they can get a quick sale. PurpleBricks will put it up for whatever we want and there are loads of buyers in the market, but obviously you have to pay their fees even if you don't sell.

Are they worth it, or is it PurplePRICKS?

Comma, the online agents have very little market share, In fact I believe for all the properties on rightmove only 10% of those are by online agents.

Online agents came out of no where, done OK for themselves and have faded as I mentioned, traditional agents will never disappear. Both will co-exist in some form but online agents will come and go a lot more frequently.

Covid will put more agents out of business than the fact online agents.

Bolty, the fact is that the advent of online agencies has shaken up the industry and the old days of an agency having the local area sewn up, reaping extra bigger fees because of house price inflation, have gone.

The way now is to have a two fee option such as a fixed fee for selling or a double price no sale no fee alternative. A relative of mine sold a house in Upminster last year for £3/4M and paid the agent just £2.4k on a no sale no fee deal. Two of the traditional local agents, competing for the sale could not come down to less than £5.5k so did not get the job.

These agents are shot unless they change to improve.

Here's how agency commission works

I list a house for 500k and charge 1%

That's 5000 obviously

If I personally take the house and and someone else sells it I would get 5% of the 5000. 250 quid mins tax, NI and Pension. Which can be for 5/6 months work in some cases.

If I sell the property, I'd get another 5 %, But usually youd only do 1 or the other, as you're usually shoehorned into a specific role whether it be selling or just valuing.

This is why agents tried to boost the fees, as you have to be pretty good to earn a good living unless you're the manager(I was) and get an % of the fees brought in each month, even so that was only 2%.

Comma, This is the age old argument, cheap online agents who literally only plop you online and hope for luck to get a buyer , likely to be at a lower price which counteracts the higher fees for your high street agent.

When I worked in Loughton, my average fee was aroun 3k, now the average price is around 450k, in my final year we made over 100k profit. So lower fees won't kill off the high street agents

Also, the only high profile agent to shut a large amount of offices are countrywide, Sequence group (William H Brown or Connells) are actually expanding) same for LSL(Yourmove)

Online agents hit quite hard in it's infancy, but people have wised up to the shit services they provide along with selling for lower prices which is why ttraditional agents have survived.

PB are the only large online agent to survive, Yopa are dead, Emove went under...

Block, the traditional agencies simply charge too much in comparison with selling alternatives. The multiple branch agencies, for example, carry enormous overheads that they need to service so they will have to streamline drastically in order to compete and stay profitable.
